How much does kitchen remodelling cost in Ontario?

The recipe for maximizing resale value is to remodel the kitchen. Regardless of the kitchen remodelling cost, it makes selling a home more accessible, which is why they rank as one of the most popular renovated rooms.

But you should consider an important point. Unlike other rooms, kitchens need more than new accessories and a coat of paint for a genuine refresh. In other words, they cost more.

Considerations such as the quality of materials (cabinets, countertops, flooring), the size of the space, and possible layout changes affect the cost of changing the kitchen model. Therefore, you want to know how much this cost is.

I'll break down the average kitchen remodelling cost, from minor to moderate to high-end, and I'll cover some great design hacks to help you create a kitchen you'll enjoy now and value later. 

The average cost of changing the kitchen model

Trevor Sean, general manager of Buckerhill Renovations in the Greater Toronto Area, Ontario, determines the kitchen remodelling cost based on the square foot and what is involved in an average renovation.

"The size of the kitchen and the scope of the renovation are the determining factors for a professional kitchen," he says. An average kitchen remodelling cost includes new cabinets, countertops, and flooring; the average kitchen size is about 250 to 300 square feet. That means a small model is $85 per square foot, a mid-range is $125, and $200 or more, excluding appliances.

The general price ranges from $25,000 to $50,000, with what most experts agree is the average kitchen remodelling cost in Canada: roughly $31,000, or $195 per square foot.

If you're seriously concerned about costs, consider this: While the Appraisal Institute of Canada suggests that 10 to 15 percent of a property's value comes from kitchen remodelling, a recent survey by Royal LePage found that kitchen renovation has the potential that will increase the value of your property by 20%.

The partial renovation of the kitchen

Changing floors, cabinets, and accessories have a significant aesthetic impact. A minor remodel, estimated at an average kitchen remodelling cost of $21,000, includes the changes you make based on the budget. Jean-Sébastien Hood, president of Ho-Me Constructions in Canton de Houtley, Quebec, shares his top tips for this type of renovation, where the layout remains the same.

"For flooring, I recommend vinyl plank because of its low cost, ease of installation, and durability," he says. For cabinets, I like melamine cabinets with polymer doors – they offer a luxurious look for less. If new cabinetry isn't in the budget, consider updating existing units with new handles and pulls. Another inexpensive (and easy) game changer is an old faucet you can replace with one you bought at a department store. Matte black faucets have a contemporary look that is trendy right now.

Mid-range kitchen renovation

The average mid-range kitchen remodelling cost is around $31,000. This level of renovation generally upgrades what is currently there and does not include layout changes.

"Mid-range remodels include new cabinets, countertops, backsplashes, and sometimes flooring, where vinyl is still a good option," Sean says. But do your research. Wider plank and patterned floors, such as the popular herringbone style, often must be tacked to keep the extra support in place. The glue will cost an additional, about $150 per tub. The gluing process triples the installation time.

Quartz countertops are ideal for mid-range renovations, as many new quartz styles mimic the look of expensive natural stone at a fraction of the cost.

Also, at this level of kitchen remodelling cost in Ontario, consider mixing a variety of cabinets instead of buying a set of one style. Why not install Ikea's affordable and sturdy cabinets when many have top-notch framing? Then replace the doors with luxurious fronts with more expensive materials or techniques. Apply this a la carte thinking to kitchen cabinets for a custom look.

Refrain from upgrading household appliances unnecessarily. If your devices are old but work well, keep them. If your kitchen needs new appliances, expect to pay at least $5,000 for a refrigerator, stove, dishwasher, and microwave.

Luxury kitchen renovation

Upscale kitchen remodelling costs in Ontario are $50,000, and the average price is $126,000. "Luxury renovations can ripple effect throughout the first floor," says Sean. "A dream floor plan may mean relocating a door or window or knocking down walls to open a kitchen."

This renovation may include knocking down walls to update the electrical and adding perks like charging stations and in-ceiling speakers.

From marble countertops to custom cabinetry, luxury renovations meet the homeowner's desires. Additional luxuries include integrated appliances and state-of-the-art appliances.

Kitchen remodelling cost in Ontario per square foot

Kitchen remodelling costs around $85 per square foot for a minor remodel, $125 per square foot for a mid-range, and $200 per square foot for a luxury kitchen based on an average-sized kitchen to recap. Let's break it down further and see how this applies to kitchen sizes.

  • Small kitchen renovation costs

A small kitchen is classified as 70 square feet or less, and the average kitchen remodelling cost is between $6,500 and $26,000. If your budget allows, consider custom cabinets with slim profiles and pull-outs to maximize storage in a small space.

An average kitchen is approximately 100 square feet, and the average remodelling cost will be between $19,500 and $52,000.

  • The cost of renovating a large kitchen

A large kitchen is 200 square feet or more; the average remodelling cost is $40,000 to $80,000.
